Trash and recycling are two different collection systems.

Village Pointe trash is a private community service. Historical Village Pointe information identifies regular garbage collection on Tuesdays and Fridays and identifies Total Trash Removal as the private hauler. The private trash service is paid through community Association expenses rather than being part of Edison Township municipal garbage collection. Because the hauler or schedule can change, follow the latest Village Pointe Property Management notice for current trash collection.

Edison Township recycling is separate. Village Pointe resident information identifies the community as Recycling Section 10, historically collected every other Friday. Edison confirms that Township recycling is collected every other week and provides the current Recycle Coach and annual Recycling & Sanitation Calendar. Holiday weeks can shift collection dates, so verify the current date rather than relying on memory.

Village Pointe trash practices

  • Historical collection days: Tuesday and Friday. Verify current management notices.
  • Older Village Pointe guidance says containers should not be placed outside before 7 PM on the evening before collection and should be returned inside the dwelling by 7 PM on collection day.
  • Place household garbage in sealed trash bags inside a durable trash can with a properly closing lid. Do not leave loose bags or loose garbage outside the container.
  • Use only your own unit's trash and recycling containers. Do not place garbage or recyclables in another resident's container.
  • Clearly mark the container and lid with unit identification using permanent exterior paint. Examples: 75 Inverness or 75 ID. Securing the lid to the container, where practical, can help prevent it from blowing away or becoming separated.
  • Older Village Pointe information listed New Year's Day, Memorial Day, July 4, Labor Day, Thanksgiving and Christmas Day as no-pickup holidays, with make-up collection historically occurring the following day when applicable. Verify each holiday with current management communication.
Do not follow Edison municipal garbage-day alerts for ordinary Village Pointe trash. Edison itself distinguishes municipal garbage collection from private collection areas. Village Pointe residents should follow the current private-hauler or Property Management schedule for household trash.

Edison recycling basics

  • Edison uses single-stream recycling for accepted paper, cardboard, glass bottles and jars, eligible plastic containers, and metal cans.
  • Do not place recyclables inside plastic bags. Edison instructs residents to place recyclable material in appropriate recycling containers.
  • Large corrugated cardboard that does not fit in the container should be handled according to the current Township and community placement rules.

  • For special items, white goods, bulky metal, electronics, hazardous waste, or spring/fall cleanup, use the current Edison Public Works instructions rather than placing items with normal household trash.

Why sealed containers matter: food waste and loose garbage can attract rodents and wildlife, create odors, scatter litter through the community, and expose neighboring homes and common areas to avoidable sanitation problems. Keep garbage bagged, enclosed, and the lid fully closed until collection.

2026 Pool Rules + 2026 PoolEntry instructions + June 2, 2026 management notice

2026 pool access is digital.

Village Pointe's 2026 pool materials introduced the PoolEntry mobile app for digital pool passes. One household account can hold the passes for household members, can be activated on multiple devices, and can be used to check in individual family members. Residents needing pool access must have the appropriate individual pass information associated with the household account.

Registration and documentation

  • Download the current PoolEntry app from the Apple App Store or Google Play Store and use the current Association instructions to apply for passes.
  • The 2026 application asks for household contact information and pass-holder information, including name, date of birth and photo.
  • Management's 2026 instructions say approvals are typically processed during office hours within one to two business days.
  • Once approved, residents use the app to check in, show the validated pass to the lifeguard, and check out when leaving.
  • Each unit received two complimentary guest passes for the 2026 pool season under the published 2026 instructions.

2026 eligibility checklist

The June 2, 2026 management notice instructed residential unit owners to be in good standing and to have the following current items completed or uploaded through the Association's then-current digital process:

  • 2026 Census
  • Current homeowners insurance declaration page
  • Updated dryer vent cleaning receipt
  • For non-resident owners, required tenant and leasing documentation

Digital platforms and document-submission workflows can change. Use the latest management notice for the current 2026 or later process.

Pool entry and supervision

  • 2026 rules set a maximum of 60 people in the pool and pool area.
  • Pool passes are required and everyone must register/sign in when entering.
  • Children under 17 must be accompanied by a responsible adult or guardian resident.
  • No access is permitted when lifeguards are not on duty; the pool is closed without a lifeguard.
  • Lifeguards are the final authority for pool-area activity.

Conduct and safety

  • No diving, running, horseplay, loud radios, private parties, chair/spot reserving, or flotation devices/toys.
  • No smoking, glass containers, alcoholic beverages, bicycles, skates, skateboards, or pets.
  • Proper bathing attire is required; infants and toddlers must use appropriate swim diapers/pants.
  • Snacks are permitted under the 2026 reminder, but residents must clean up their own trash.
  • The Association, management and lifeguards state that they are not responsible for personal articles. Noncompliance can result in pool-pass revocation by the Board or Property Management.
Resident requirements + federal fire-safety guidance

Dryer vent cleaning is life safety, not paperwork.

Village Pointe resident requirements call for professional commercial dryer-vent cleaning at least once every two years, with the cleaning receipt submitted to Property Management using the current required format and process. The current pool-documentation process also requires an updated dryer vent cleaning receipt.

Lint is combustible. It can accumulate beyond the lint screen inside the exhaust path, restrict airflow and allow excessive heat to build. The U.S. Fire Administration reports that failure to clean was the leading factor contributing to ignition in 31% of home clothes-dryer fires from 2018 through 2020. The U.S. Consumer Product Safety Commission likewise warns that lint buildup in a dryer or exhaust duct can block airflow, create excessive heat and result in fire.

In a dense attached multi-unit community, a dryer fire is not only a risk to the unit where it starts. Fire, smoke and heat can spread beyond the originating home and threaten neighboring residences, residents, pets, common property, and potentially an entire building. Treat dryer maintenance as a serious shared safety responsibility.

The Association's two-year professional-cleaning requirement should be treated as a minimum documentation cycle, not a reason to wait if airflow is poor or drying time increases. Clean the lint screen with every load and arrange earlier professional service when needed.

Home safety and prevention guide current at the time of publication

Home safety in an attached community: one problem can affect more than one home.

Village Pointe homes are attached, so fire, smoke, water, gas and electrical problems can move beyond the unit where they begin. Every VP unit has fire sprinklers and hardwired smoke detection on each floor. The community uses gas ranges, gas clothes dryers and gas water heaters, with gas fireplaces in some units; there are no basements.

Home health, sanitation and prevention guide

Residential pest prevention and control: prevent first, treat only when necessary.

Cockroaches are the principal focus, but the same prevention system helps reduce ants, silverfish, pantry pests, rodents and other household pests. The guide emphasizes sealing entry points, utmost cleanliness, removing food and water sources, controlling clutter, avoiding cardboard storage, keeping the attic essentially empty, monitoring activity, and cleaning up cockroach allergens.

Pesticides are not the first line of defense. The guide gives prominent attention to the immediate and potential long-term health concerns associated with pesticide exposure, cautions against routine sprays and foggers, and explains why targeted Integrated Pest Management is preferred.

2026 resident information

HOA assessment payments and owner records.

Use the current Association or Property Management billing notice and owner platform for the current monthly assessment amount, due date, account information, payment method, autopay options, and any late-payment procedure. VillagePointe.org intentionally does not collect payments or publish owner account information.

2026 management communications identify Enumerate Central / Engage as part of the Association's current digital workflow for owner information, census and document submissions. Residents should follow the latest official instructions because platforms and workflows can change.

Association cost context: resident-provided 2026 information describes Village Pointe's monthly Association assessment as the lowest among comparable nearby condominium communities. That comparison is resident supplied, has not been independently audited by this site, and can change whenever Village Pointe or neighboring communities change budgets or assessments. Verify the current assessment before making a financial or housing decision.

Historical Village Pointe meeting pattern

Association open meetings.

Historical Village Pointe information says Association open meetings are normally scheduled for the last Thursday of each month at 7:00 PM. Recent practice has included hybrid participation following the COVID-era shift to remote meetings.

A scheduled meeting may be held, postponed, rescheduled or canceled. Property Management sends the current owner notice with the actual date, time, location or virtual participation information. Always rely on that notice rather than treating this historical schedule as the official calendar.

Utilities and internet

  • Water: Village Pointe resident information identifies Township of Edison water service. Edison maintains a provider lookup because water service can vary by address. Township water customers can contact Edison Water & Sewer at 732-248-6400.
  • Electricity and natural gas: PSE&G.
  • Internet: Optimum and Xfinity/Comcast are available in the Edison market, subject to exact address and building conditions.
Xfinity/Comcast installation caution, based on documented Village Pointe resident experience: certain recent fiber installations have been reported with the fiber termination placed at a fixed point in a living area and with residents being told that the line could not be extended or relocated farther inside the unit. Residents have raised concerns that this can leave the termination and internet equipment in an exposed or inconvenient location where accidental disruption is easier. Before authorizing installation, ask the installer to identify the exact entry point, termination point, equipment location, and any limitation on later relocation. Installation conditions can vary by building and unit. This site reports documented resident experience and does not assert that every Xfinity installation is identical or attribute motive or intent to the provider.

Permits and taxes

Edison Construction Code Enforcement: 732-248-7257. Edison says permits are generally required for work that constructs, enlarges, alters or demolishes a structure and for many roofing, siding, plumbing, heating, fireplace, electrical and structural projects.

Condominium reminder: municipal approval and Association approval are separate questions. A Township permit does not by itself establish Association permission, and Association approval does not replace a municipal permit where one is required. Verify both before beginning work.

Water softener: do you actually need one?

Village Pointe is served through the Edison Township municipal water system, while other portions of Edison can be served by a different retail water system. Village Pointe does not have a demonstrated community-wide hard-water problem that makes a conventional salt-based whole-house softener a routine necessity. In compact VP homes, a softener also consumes valuable space and adds salt, regeneration water, plumbing, maintenance and another potential leak point.

The practical rule is test first. If a unit has persistent scale or another suspected hardness problem, measure the actual water before buying treatment. HVAC, heating and cooling: replace it right.

Village Pointe homes use central HVAC, natural gas service and compact single-zone layouts. A replacement system should be sized to the actual home rather than upsized "just in case." The installer matters at least as much as the equipment: use a licensed and insured New Jersey HVACR contractor, insist that required permits are filed, compare written model-specific proposals, and verify any Association requirement affecting exterior equipment or common elements.
